Residential Projects

Findasite has extensive experience in the Development Approval process when it comes to residential development. Findasite has worked on a range of residential developments, from Dual Occupancy to High Rise Development. Therefore, we are confident we can aide every level of developer and provide expert advice and analysis to ensure the delivery of high quality and profitable development.

Examples of approved residential projects includes the following:

30 Tallai Rd, Tallai

Findasite contacted the owner of 30 Tallai Road, Tallai in late 2017 after noticing the site had a development approval for a Second Detached Dwelling (Dual Occupancy). Findasite informed the owner that they had completed several two lot subdivisions on similar sized allotments within Tallai. Additionally, by having a Second Detached Dwelling approval in place the chances of City of Gold Coast support were greatly enhanced. Findasite completed the Reconfiguration of a Lot Development Application and also project managed all compliance works. Titles were received in early 2019.

130 Rio Vista Boulevard, Broadbeach Waters

Findasite project managed and completed a Dual Occupancy development. The Material Change of Use development was approved in mid-2018 and required extensive negotiations with City of Gold Coast engineers to satisfy flood related concerns.

51 – 55 Bonogin Road, Mudgeeraba

Findasite completed a twelve-lot subdivision over three existing sites. The Reconfiguration of a Lot Application was completed under a superseded planning scheme request and was ultimately approved in late 2018. Findasite was involved with the project for 2.5 years and completed numerous pre-lodgement and post lodgement meetings with City of Gold Coast to ensure a development that satisfied the client was ultimately supported.

502 Marine Parade, Biggera Waters

Findasite completed a Material Change of Use Development Application to establish a Multiple Dwelling development. The approval was originally for a nine-storey building, with this ultimately reduced to six storeys. The client was impressed with Findasite’s service and due to his location in the Philippines engaged Findasite to be his representative throughout the construction stage. The building was completed in February 2019.

13 Mewsdale Row

Findasite undertook every element of this two-lot subdivision, with Findasite completing the Reconfiguration of a Lot Development Application and Project Management of Compliance with the relevant approvals and construction. Findasite was able to source quotes for the construction elements and saw the development from concept through to finalisation. Both the Development Application and Compliance process was completed in a little over 14 months with the client receiving fresh titles for each lot in February 2019.

Second Detached Dwelling - Superseded Planning Scheme

Findasite completed a number of Second Detached Dwellings under the Superseded Planning Scheme. Findasite has assisted clients from Start to Finish; Superseded Planning Scheme Request, Material Change of Use Development Applications, Information Request to having Decision Notice issued.

9 Hickey Street, Coomera

This approved development was for a eight unit building in Coomera.  Findasite led the client from Pre-lodgement and Initial Investigation through to the Development Application and responding to Information requests on behalf of the client.

60-66 Kent Street, Beenleigh

Findasite completed a Material Change of Use Development Application to establish Multiple Dwellings under the Logan City Council jurisdiction. Further works are being carried out to assist with Project Managing the Operational Works element of the Approval.

21 Miami Keys, Broadbeach Waters

A Risksmart Development Application to establish a Duplex at this address. Findasite was also involved with lodging an Operational Works Application for Landscaping.

11 Ferry Road, Southport

Findasite project managed and completed the Development Application for a 16 storey, 55 Apartment high rise at 11 Ferry Road, Southport. The client was located in Melbourne and the responsibility of engaging consultants and liaising with Council was left solely to Findasite. Development Approval was granted in April 2016 and the client is looking to begin construction in the near future.

30 – 32 Clarks Road, Loganholme

Four Lot Subdivision (Risksmart) – Findasite completed a four lot Reconfiguration of a Lot Development Application at 30 – 32 Clarks Road, Loganholme. Findasite completed their Logan City Council Risksmart Accreditation as part of the application saving the client a significant amount of time and Council fees.

19 - 23 Shearer Court, Terranora (New South Wales)

Findasite completed a Development Application to Tweed Shire Council for a Dual Occupancy at 19 – 23 Shearer Court, Terranora. The application process was simple and Findasite was able to save the client valuable time in gaining approval quickly.

55 – 63 Holt Street, Brassall

Findasite completed a Reconfiguration of a Lot Development Application to establish eight allotments at 55 – 63 Holt Street, Brassall. The applicant subsequently engaged Findasite to complete the compliance works following the approval.

698 – 700 Kingston Road, Loganlea

54 Wylie Avenue, Coorparoo

Findasite project managed and completed a combined Material Change of Use and Reconfiguration of a Lot Development Application to establish a three lot subdivision and four Multiple Dwellings (Townhouses). The project was complicated by the character housing requirements in Coorparoo but these were able to be overcome through working closely with Brisbane City Council officers. A development approval was issued in May 2016.

Formal Submissions

Following a review of the principles of the Draft South East Queensland Regional Plan and analysis of subject sites with the City of Gold Coast, Findasite has made several formal submissions on behalf of clients to the Department of Infrastructure, Local Government and Planning to include their property within the Urban Footprint. Findasite has experience in presenting formal submissions to the State and other Local Councils.


Commercial Projects

Examples of approved commercial projects includes the following:

176 Ashmore Road, Benowa

Findasite completed a Material Change of Use Development Application to convert an existing Dwelling House to a Medical Centre for the client to run their own professional medical centre, close to other hospitals, schools and a large local centre. Issues Findasite had to overcome was car parking, bicycle parking, sewerage discharge, tree removal, as well as disability legislation.

4 Bayview Street, Biggera Waters

An opportunity to establish Multiple Dwellings with Cafe, Shops and Offices on the ground floor. Findasite was able to complete a Material Change of Use Impact Assessable Development Application for the client.

176 Ashmore Road, Bundall

Findasite completed a Material Change of Use Development Application to establish a Medical Centre at 176 Ashmore Road. An opportunity to also submit Operational Works for Landscaping and Generally in Accordance Application for some design changes made by the client during construction phase.

APN - Various Digital Signs

Findasite completed several Advertising Devices applications for a digital billboard signage structure and the associated advertising on these structures at 11 Ferry Road, Southport, 3195 Surfers Paradise Boulevard, 18 Fairways Drive, Clear Island Waters, 83 Ashmore Road Bundall. Findasite needed to argue the appropriateness of these signs in their locations using the Advertising Device Local Law.


Industrial Projects

Examples of approved industrial projects includes the following:

10 Industrial Avenue, Molendinar

Findasite completed a Material Change of Use Development Application for the original and additional industrial building at 10 Industrial Avenue, Molendinar. Issues Findasite had to resolve during the development approval process was sewerage and stormwater discharge from the site and designing a building that utilised the topography of the site while reducing the amount of earthworks.

36 Corymbia Place, Parkinson

Findasite completed a Material Change of Use Development Application for an industrial warehouse at 36 Corymbia Place, Parkinson, within a newly established industrial estate. Findasite was able to have the subject development application lodged as Risksmart through Brisbane City Council. Findasite was successful in arguing for reduced service areas.

15 Price Street, Southport

Findasite completed a Material Change of Use and associated Operational Works Landscaping Development Applications for a Private Industrial Warehouse for a client, with reduced car parking facilities. Findasite was able to resolve issues on site in relation to Stormwater and Sewerage discharge. Findasite was also successful in negotiating and reducing the relevant Infrastructure Contributions for the land use.

136 Eagle Street, Redbank Plains

Findasite completed a Material Change of Use Development Application with advice agencies for a 268 unit Self Storage facility at Redbank Plains with the development to be completed over two (2) stages. The two (2) stage approach allowed the developer to start construction on stage 1 of the Self Storage Facility, while the original owner and operator of the land continued his industrial business until land settlement, whereby stage 2 was constructed in the place of the old industrial use.

118 – 120 Minnie Street and 16 Pinter Drive, Southport

Findasite has completed two Material Change of Use Development Applications for Storage King Southport to establish Self Storage Facilities. Construction is now complete at 16 Pinter Drive, with construction at 118 – 120 Minnie Street beginning in the near future. Findasite was successful in gaining approvals with a significant reduction in car parking, while maximising Gross Floor Area for the client.

76 Minnie Street, Southport

Findasite completed a Material Change of Use Development Application to establish Industry Units at 76 Minnie Street, Southport. Findasite was successful in gaining approval for a significant reduction in car parking, which allowed for the client to establish a development that was financially viable.

10 Industrial Avenue, Molendinar

Findasite completed a Material Change of Use Development Application to establish an Industry Warehouse at 10 Industrial Avenue, Molendinar. The client has since continued Findasite’s engagement with the project in regards to compliance works. The client has since engaged Findasite to complete a further large Industrial Project in the Brisbane Area.

103 Mcroyle Street, Wacol

A Material Change of Use Development Application was approved to establish a Medium Impact Industrial Warehouse. The property is within the Richlands – Wacol Corridor Neighourhood Plan – Wacol Industrial Precinct within the Brisbane City Plan.
