Residential Projects

Findasite has extensive experience in the Development Approval process when it comes to residential development. Findasite has worked on a range of residential developments, from Dual Occupancy to High Rise Development. Examples of approved residential projects includes the following:

23 Patrick Court, Waterford West

Findasite Town Planners successfully achieved an 8 lot subdivision at 23 Patrick Court, Waterford West. This was a non standard freehold subdivision as all allotments lead in off a 6.0m wide access easement. This proposal dealt with several technical issues which were resolved by the Findasite Team. The Findasite Team was also able to have this application approved by the Logan Risksmart Process.

20 Runaway Bay Avenue, Runaway Bay

Findasite was involved in getting the relevant approvals for a conversion of an older single storey dwelling House to a Dual Occupancy use over two (2) storeys in overall height. This project involved using a portion of the existing dwelling as the base for the new two (2) storey Unit two (2), while renovating the remainder of the existing dwelling to covert this to a single storey Unit (1) One. Findasite was also involved with lodging an Operational Works Application for Landscaping.

71 Sir Bruce Small Blvd, Benowa Waters

Findasite Town Planners achieved a partial third storey dwelling house approval for our clients. The overall height triggered Impact assessment, due to its height being over the regulated height for the area. Findasite Town Planners were successfully able to agree the overall height was within character of the area, which was accepted and the application approved.

263 Wardoo Street, Southport

Findasite was involved in getting the relevant approvals for a conversion of an older General Store to a Rooming Accommodation use with four (4) individual private rooms that can all be occupied by individual residents. Findasite was also involved with lodging an Operational Works Application for Landscaping

43 Ashbourne Terrace, Biggera Waters

A Development Application to establish a Dual Occupancy at 43 Ashbourne Terrace, Biggera Waters.

28 Waratah Avenue, Biggera Waters

Findasite Town Planners have successfully achieved a Material Change of Use to establish three (3) Multiple Dwellings at 28 Waratah Avenue, Biggera Waters. Findasite resolved issues with Flooding, Revetment Wall reconstruction, Architectural Design and Density.

87 Holmview Road, Beenleigh

Findasite Town Planners sucessfully achieved a 14 lot subdivision named Holmview Rise) from an old farming property. A number of issues both technical and political were resolved by the Findasite Team.

58 Berrigans Road, Mudgeeraba

Findasite Town Planners completed a two (2) Lot subdivision at 58 Berrigans Road, Mudgeeraba. Lot area, environmental and arborist matters, were all resolved by the Findasite Team.

13 Alvarado Court, Broadbeach Waters

Findasite Town Planners completed a Referral Agency Assessment Application to establish a Dwelling House at 13 Alvarado Court, Broadbeach Waters. Waterfront setback and overall height issues, were quickly resolved with Findasite Town Planners input.

5 Enid Avenue, Southport

Findasite Town Planners completed a development application for a Material Change of Use to establish Multiple Dwellings at 5 Enid Avenue, Southport. The team was also involved in the compliance with conditions of the approval, Project Managing all secondary approvals.

19 – 21 Sheridan Park Road, Broadbeach Waters

Findasite Town Planners completed a development application for a two (2) lot subdivision at 19 – 21 Sheridan Park Road, Broadbeach Waters. The team was also involved in the compliance with conditions of the approval, project managing all secondary approvals, along with gaining quotes and managing the construction of the subdivisional elements.

24 Andrea Avenue, Broadbeach Waters

Findasite Town Planners completed a Referral Agency Assessment Application to establish a Dwelling House at 24 Andrea Avenue, Broadbeach Waters. Waterfront and side setbacks, were quickly resolved with Findasite Town Planners input.

21 Miami Key, Broadbeach Waters

A Risksmart Development Application to establish a Dual Occupancy at 21 Miami Key, Broadbeach Waters. Findasite was also involved with lodging an Operational Works Application for Landscaping

39 Holland Court, Broadbeach Waters

Findasite Town Planners completed a Dual Occupancy approval for 39 Holland Court, Broadbeach Waters on a Brownfield site. Flooding and partial third storey architectural matters needed to be resolved before approval.

87 Crescent Avenue, Hope Island

Findasite Town Planners facilitated both a Subdivision approval for Two (2) Lots in and an Material Change of Use to establish a further Dwelling House on the vacant land. Density and Flooding were major matters that were addressed as part of the development application process.

Findasite Town Planners completed the Compliance with Conditions of Approval for a two (2) Lot Subdivision at 38 Viscount Drive, Tallai. Findasite Town Planners assisted the client in receiving all appropriate secondary approvals including Operational Works, Plumbing and Drainage, Energex and Telstra / NBN, as well assisting in gaining Plan Sealing and Titles.

51 – 55 Bonogin Road, Mudgeeraba

Findasite completed a twelve-lot subdivision over three existing sites. The Reconfiguration of a Lot Application was completed under a superseded planning scheme request and was ultimately approved in late 2018. Findasite was involved with the project for 2.5 years and completed numerous pre-lodgement and post lodgement meetings with City of Gold Coast to ensure a development that satisfied the client was ultimately supported.

502 Marine Parade, Biggera Waters

Findasite completed a Material Change of Use Development Application to establish a Multiple Dwelling development. The approval was originally for a nine-storey building, with this ultimately reduced to six storeys. The client was impressed with Findasite’s service and due to his location in the Philippines engaged Findasite to be his representative throughout the construction stage. The building was completed in February 2019.

11 Ferry Road, Southport

Findasite project managed and completed the Development Application for a 16 storey, 55 Apartment high rise at 11 Ferry Road, Southport. The client was located in Melbourne and the responsibility of engaging consultants and liaising with Council was left solely to Findasite. Development Approval was granted in April 2016 and the client is looking to begin construction in the near future.

Findasite Town Planners completed an application for a Warehouse and Vehicle Sale Premise at 1749 Stapylton Jacobs Well Road, Jacobs Well. Environmental, Flooding and Stormwater matters were dealt with by the Findasite Team.

72 Upton Street, Bundall

Findasite Town Planners completed a development application for the extension of the approves Showroom use at 72 Upton Street, Bundall.

222 Ferry Road, Southport

Findasite Town Planners completed a Professional Office / Medical Centre application via a Material Change of Use Approval. Findasite Town Planners needed to deal with several issues including Car Parking, Landscaping, and the definition of small scale uses.

4 Bayview Street, Biggera Waters

An opportunity to establish Multiple Dwellings with Cafe, Shops and Offices on the ground floor. Findasite was able to complete a Material Change of Use Impact Assessable Development Application for the client.

176 Ashmore Road, Bundall

Findasite completed a Material Change of Use Development Application to establish a Medical Centre at 176 Ashmore Road. An opportunity to also submit Operational Works for Landscaping and Generally in Accordance Application for some design changes made by the client during construction phase.

APN - Various Digital Signs

Findasite completed several Advertising Devices applications for a digital billboard signage structure and the associated advertising on these structures at 11 Ferry Road, Southport, 3195 Surfers Paradise Boulevard, 18 Fairways Drive, Clear Island Waters, 83 Ashmore Road Bundall. Findasite needed to argue the appropriateness of these signs in their locations using the Advertising Device Local Law.

Findasite Town Planners were involved in obtaining the Development Approval for a Low Impact Industry and Warehouse use, subsequent Minor Changes and Operational Works for Landscaping at 72 Minnie Street, Southport. Built form, Traffic and Landscaping matters, were quickly resolved with Findasite’s input.

Findasite Town Planners completed an Industrial Development, via a Material Change of Use Application at 15 Price Street, Southport Car Parking, Flooding and Sewerage Easement issues. Findasite was also involved with lodging an Operational Works Application for the Landscaping.

36 Corymbia Place, Parkinson

Findasite completed a Material Change of Use Development Application for an industrial warehouse at 36 Corymbia Place, Parkinson, within a newly established industrial estate. Findasite was able to have the subject development application lodged as Risksmart through Brisbane City Council. Findasite was successful in arguing for reduced service areas.

136 Eagle Street, Redbank Plains

Findasite completed a Material Change of Use Development Application with advice agencies for a 268 unit Self Storage facility at Redbank Plains with the development to be completed over two (2) stages. The two (2) stage approach allowed the developer to start construction on stage 1 of the Self Storage Facility, while the original owner and operator of the land continued his industrial business until land settlement, whereby stage 2 was constructed in the place of the old industrial use.

118 – 120 Minnie Street and 16 Pinter Drive, Southport

Findasite has completed two Material Change of Use Development Applications for Storage King Southport to establish Self Storage Facilities. Construction is now complete at 16 Pinter Drive, with construction at 118 – 120 Minnie Street beginning in the near future. Findasite was successful in gaining approvals with a significant reduction in car parking, while maximising Gross Floor Area for the client.

76 Minnie Street, Southport

Findasite completed a Material Change of Use Development Application to establish Industry Units at 76 Minnie Street, Southport. Findasite was successful in gaining approval for a significant reduction in car parking, which allowed for the client to establish a development that was financially viable.

103 Mcroyle Street, Wacol

A Material Change of Use Development Application was approved to establish a Medium Impact Industrial Warehouse. The property is within the Richlands – Wacol Corridor Neighourhood Plan – Wacol Industrial Precinct within the Brisbane City Plan.
